Property lead generation looks simple on paper. In practice, it means finding people who are ready to make one of the biggest decisions of their lives.
Over twelve months, I generated 680+ qualified sales leads, contributing to an estimated property sales pipeline of £111M to £170M.
The challenge
A property purchase is considered, high value and emotional. The client didn’t need more clicks. They needed enquiries from genuinely serious buyers, delivered consistently, so the sales team could spend their time on conversations that could become completed sales.
The strategy
Meta Ads to build demand. I used targeted Meta campaigns to reach the right buyers at the right stage of their decision. The lead journeys were designed to filter as well as attract, because a smaller number of qualified enquiries is worth far more than a pile of curious clicks.
Google Ads to capture it. Alongside Meta, Google Ads picked up buyers who were already searching with intent. Meta created the interest, and Google caught the people ready to act on it.
Optimisation driven by lead quality. I judged performance on which leads progressed towards a sale, not on cost per lead alone. Each month I fed that insight back into targeting, creative and messaging, so the whole system got sharper over the year.
What made the difference
Starting with the buyer, not the platform
Treating the sales team as part of the campaign, with regular feedback on lead quality
Reporting on pipeline value, not just platform metrics
The results
680+ qualified sales leads generated
£111M to £170M estimated property sales pipeline
Around a quarter of the company’s £400M turnover, driven by one year of Meta and Google lead generation
Why it matters
Paid media is too often judged on impressions and clicks. The real question is what it returns to the business. For the client, one year of structured Meta and Google campaigns became a meaningful share of annual turnover.
That’s the standard I hold every campaign to: results I’m proud to put in front of founders, directors and stakeholders.
If you’re running paid ads but can’t yet connect them to real sales, let’s talk. Book a call with Molyneux Marketing and I’ll show you how I’d approach your growth.
